Are you considering a move to Baxter, Minnesota, and want to find a new construction home? In this episode of Brainerd Redefined, I’m going to walk you through the top three new construction housing developments in Baxter. We’ll explore each area’s location, amenities, and housing prices so you can choose the community that fits you best.

Jacklitch Estates

Our first housing development is located in Jacklitch Estates, located off Memorywood Drive just down from Baxter City Hall. This is a great development that’s located close to Whipple Beach—the only public beach in the Baxter area—as well as White Sand and Red Sand lakes. This development has city water, city sewer, and a lot of new construction homes currently being built. 

Since Baxter is the sister city of Brainerd, the commute isn’t very far to get to all the shopping and businesses that the Brainerd Lakes area has to offer. It’s also just about 15 to 20 minutes away from the airport. The lifestyle in this development is really geared towards families with young children; you’ll find Baxter Elementary School and Forestview Middle School located nearby in the heart of Baxter.

The average cost for a typical home in this development is going to range between $325,000 to $425,000, depending on whether you want a slab home with no basement or are looking for something a little bigger. If you want a home with four bedrooms, three baths, and a three-car garage, then you’re going to push that $400,000 price point 

Savannah Oaks

The second-best housing development in the Baxter area is Savannah Oaks, located just off of Cedardale Lane and in the backyard of Forestview Middle School. Great builders, great homes, great quality, and a great location sums up this development. The lifestyle of Savannah Oaks is perfect for active people, as there are a lot of walking trails, parks, and recreation within walking distance of the development.

Because it’s close to Forestview Middle School, teenage kids can easily walk to school. Additionally, the commute is going to be very similar to Jacklitch Estates, as they’re located not too far from one another. It will probably take you 15 to 20 minutes, depending on traffic, to get to the airport, different businesses, and shopping. Just a hop, skip, and a jump down the road and you’ll have access to major retailers like Target, Costco, Cub Foods, Kohl’s, and more. It only takes about 10 minutes to drive to those major shopping centers. 

The typical cost of this development is going to push a little bit higher than Jacklitch Estates, with homes in the $350,000 to $450,000 price range. There are some really good custom builders in this development with a variety of home types available. This includes anything from multi-level to split level to slab homes. Additionally, many of these builders will do custom design builds, which a lot of clients are looking for in today’s marketplace. 

Jasperwood Drive & Marble Road

The last new construction development where we’re seeing a lot of homes being built is off Jasperwood Drive and Marble Road. Residents love the location, as you’re literally blocks away from CR-48, a major thoroughfare to get to Highway 371. Additionally, this is the closest to Forestview Middle School of all three developments. 

The Jasperwood Drive/Marble Road development is a little bit closer to the airport and shopping but slightly farther from the lakes. There is Perch Lake located across from County Road 48, but it’s a little bit further driving distance to this public beach located at Whipple Lake along with White Sand Lake. Additionally, this development—like others in the Brainerd Lakes and Baxter area—tends to be geared towards families with younger children. 

This is due to the top-notch elementary school and the Forestview Middle School. Forestview is the middle school for the Brainerd Lakes area, which would service Baxter, Brainerd, Nisswa, and Merrifield. This means you’ll see a lot of people from a lot of different areas attending the middle school, which was recently built about 15 years ago. It’s a state-of-the-art facility, and people love sending their kids to such a nice school.

If you’re thinking of living in this development, we’ve seen newer constructed homes in the Jasperwood/Marble area that have sold for the $275,000 to $350,000 range. This is a very affordable starter home price for brand new construction in our marketplace.
